SALISBURY ARCHITECTURAL STANDARDS for ADDITIONS, CHANGES and RENOVATIONS ... It is a requirement of the covenants and restrictions that are a part of every Salisbury property deed that all construction, repairs, alterations and renovations that affect the exterior appearance of property be reviewed and approved by the Architectural Control Committee before the project is undertaken. This applies to any structure, outbuilding, fence or wall. It includes changes to all exteriors including roofing and siding, paint colors and finishes. Major changes to landscaping, drives and parking areas and other proposed property improvements must also be reviewed and approved before the project is undertaken. This is applicable to all homes in Salisbury that have been occupied for more than one year after initial construction except those in Cheltenham, Pagehurst and Salisbury Village Townhouses. The Architectural Standards Committee develops applicable standards, reviews proposed projects and notifies residents in writing of approvals or disapprovals. SUBMISSION OF PLANS. Plans for these projects should be submitted to: For immediate consideration mail plans directly to the Architectural Standards Committee Chairperson, Mr. Ken Willard, 3071 Vistapoint Road, Midlothian, VA 23113. In addition to a description of the project, submitted plans must show the intended location on the property, exterior elevations of structures, architectural details, materials and finish colors of all exterior surfaces. Approval/disapproval letters will normally be issued within ten days of receipt of documents for review. Submission of your plans to the SHOA is in addition, and should be submitted prior to any plans submitted to Chesterfield County. REQUIREMENTS SET BACK All structures must be at least 60 feet from the front property line. Detached garages, storage buildings and other structures should be as close to the house as practicable, but in all cases more than 20 feet from the side and rear property lines. LANDSCAPING Significant landscaping changes that must be reviewed and approved include removal or reduction of natural buffer areas, removal of healthy trees over 6 inches in diameter that pose no danger to buildings and construction, relocation or expansion of driveways, paved areas and permanent walkways. FENCES Fences must be inside property lines and posts should be on the inside of the fence. Generally, fences should not be used along front property line. Fences should be no more than four feet high and of open design. Gates must be of same style as the fence. Privacy fences will be approved only in special circumstances. Fences can be wood, vinyl or masonry. Barbed wire, chain link or other industrial type fencing is not permitted. GARAGE DOORS Garage doors cannot be a part of the front façade of any home. On corner lots they should not be part of the house facade facing the side street. Doors on detached garages normally should not face the street. PORCHES AND DECKS Porches must have brick foundations that match the house foundation and decks must have brick piers, not wood posts. ROOFS Replacement roofs can be of the same material and color as used in original construction. Acceptable replacement roofing systems include natural slate, simulated slate, wood shakes or wood shingles and selected fiberglass dimensional shingle. Acceptable dimensional shingles include Grand Manor, Carriage House, County Estates, Country Mansion, Heritage Premium and Presidential Shake. Other 50-year warranty, heavy weight dimensional shingle may also be approved. Standing seam metal roofs can be approved for small accent roofs. Visible flashings are to be copper. SIDING Replacement siding can be the same material and color as used in original construction. Acceptable residing material includes wood, engineered wood and fiberboard, stucco, synthetic stucco materials and fiber-cement panels such as HARDIPLANK. Vinyl siding is not permitted in Salisbury. Various spray on coatings on existing siding are acceptable. STORAGE BUILDINGS Storage building should be located behind the house and not readily visible form the street. They must be on a permanent foundation that matches the house foundation, usually brick. Siding and roof materials must be the same material and color as the house. Architectural details must be similar to the house. Vinyl siding and metal roofs or siding are not acceptable. DETACHED GARAGES Detached garages must meet set back requirements and have the same siding and roof as the house. Finish colors and architectural details must be the same as the house. Garage doors normally should not face the street. SWIMMING POOLS Above ground pools are not permitted in Salisbury. In ground pools and support buildings must meet set back requirements, and should not be visible form the street. The requirements for storage buildings apply to structures associated with pools. OTHER STRUCTURES Permanently installed basketball backboards, tennis courts, pet enclosures and other permanent installations require approval before construction. Clothesline poles are not permitted. |
